August 20, 2014     The most amazing summer!

This summer has offered some of the most beautiful and comfortable days in memory here in New York.   Alas it is coming to close.  Kids prepare head back to school (yay :)   These last couple of months were also some of the more active sales periods of the year. We won't be surprised to hear news reports about a gain in the number of home sales in August through October.  Remember that it takes 2-3 months to close on a house, so deals going into contract over the summer will be known to all in a few months!  Real estate is BACK indeed!

"Bidding wars" are still in vogue, primarily because there are currently more buyers than there are sellers.  Correctly priced properties that are in good condition sell quickly, and usually sell for more - or at - asking price.   One reason there are not as many houses on the market is because Baby Boomers, those born between the years 1946-1964, are choosing to stay in their homes instead of downsizing.  Fannie Mae conducted a study and released a report last month explaining that many boomers feel they are unable to sell their house in order to recoup the equity they lost during the Great Recession. 

The only way to find out if you lost or perhaps gained equity in the town where you live is to speak with a local real estate agent.  I have current data for properties located in Westchester, Putnam and Dutchess counties.  If your house is located in an area where I don't specialize, I can easily put you in touch with a solid agent through my Coldwell Banker network.   Real estate agents still have the most current and accurate housing information available today, and we are HAPPY to speak with you about your house!  Yes, I would love to work for you, whether that is today, or later when you are ready to sell or buy.  But in the meantime, count me as a resource to help you plan for the future!
