As we evaluate the January2009 real estate market, in South Central Connecticut we are seeing residential property prices retreat to levels last seen in 2003 or earlier in tertian neighborhoods. I can create Specific neighborhood data for your needs. Remember that in 1996 Connecticut was just ending a flat market of 5 years as prices began to increase until they began to level off then decline in 2007.
1)Is the current property that you are considering affordable compared to your income and/or desired return on investment? This is considering all your monthly expenses compared to your monthly income. A $200k 30 year mortgage would cost you $1050/month at 5%. Add in Property taxes of $5000 / year and mortgage/home insurance of $1600. That makes $1600 a month to occupy a $200,000 house. 2) How much are you paying now? Is the difference worth it to you for the quality of life, personal control and commitment to property ownership? Does it matter to you if you have a landlord? Do you like renting? 3)What are your tax benefits of itemizing versus straight line deductions? 4)What is your commitment to the lifestyle, neighborhood, schools, community, property values and mortgage? 5)How stable are your income and/or reserves?
The rate of foreclosures and delinquencies continue to impact the inventory. Connecticut overall remains in better condition than many others, including Massachusetts and Rhode Island.
